Shari Olefson is a partner servicing Broward, Dade and Palm Beach Counties. Since 1989, her practice has focused exclusively on real estate and business law.
Ms. Olefson’s strong real estate background includes substantial experience as transactional counsel and advisor in purchase, sale, refinance, development, construction, finance, condominium, co-op and HOA work, project and final product management, title agency, real estate and mortgage licensing and brokerage, conversions, commercial leasing, title including both national and international work, joint venture formation, RESPA, tax incentive transactions including like kind exchanges and foreign and off-shore investments, loan work-outs and restructuring, foreclosure, land use, zoning, planning approvals, preparation of underlying covenants and assisting clients with arranging public incentives for real estate development and improvement.
She has worked with all property types including retail, office, industrial, commercial, multifamily and custom residential, shopping centers, restaurant, out-parcel, marina, hotel-motel, airstrips, mixed use and raw land. Her real estate clients include individual and public and private local, national and international institutional landlords, tenants, developers, buyers, sellers, borrowers, lenders and other parties involves in all aspects of real estate development, financing, ownership, and management. Ms. Olefson represents major lending and investment institutions creating loan programs and structuring and restructuring loan portfolios and portfolio transactions, structuring complex real estate and commercial transactions and working with real estate developers, associations, lenders and quasi legislative agencies in default loan work out negotiation and documentation and foreclosure. Her developer clients benefit from extensive experience in land transaction negotiation, documentation, structuring, due diligence and evaluation. Ms. Olefson also advises clients in enforcing rights and remedies of parties in default situations typically involving disputes relating to the purchase, sale, lease and financing of real estate, covenant interpretation and enforcement.
Ms. Olefson’s business background includes all facets of entity selection and formation, joint venture creation, mergers, acquisitions and sales of both the asset and stock purchase genre. She regularly advises a diverse business client base from large companies listed on public stock exchange to middle market companies, non profits, individuals and emerging businesses, government bodies, health care entities, financial institutions, trade associations and a broad range of business clients in local, national and international retail, industrial, manufacturing, distribution, technology and services sectors as well as individual client personal wealth and asset protection driven needs.
Ms. Olefson enjoys long standing relationships with clients throughout Florida, the United States and internationally, attesting to her dependability, technical skill, business acumen and dedication to servicing client needs.
